What we look for
Missing items (the most common problem, drainage diversions, scaffold for upper-level work, MVHR commissioning); inflated allowances disguised as provisional sums; preliminaries that don't match the programme; daywork rates that will be triggered the moment a variation lands; payment terms that front-load the builder's cashflow; and contract clauses that remove your right to reduce the certified amount when something is wrong.

On a typical £180,000 London extension, an honest audit usually identifies £8,000–£25,000 of either missing items (the builder will bill you for later) or padded allowances (you can negotiate down before signing). The fee for the audit is small relative to either number, and a candid third opinion is often what unlocks a constructive conversation with the contractor.

Should I send the audit findings to the builder?
Yes, that's the point. We deliver the audit as a one-page summary plus a marked-up version of the contractor's quote, written in language you can share. Most builders respond constructively to specific, evidenced questions; the vague ones are exactly the ones worth challenging.
What if all my quotes have the same problems?
It usually means the drawings or specification are incomplete, not that all the builders are wrong. In that case the fastest fix is to commission a short Schedule of Works or measured scope, reissue it, and re-quote. We can prepare that scope or guide your architect to.
Can you audit a quote I've already signed?
Yes, though earlier is better. Post-signature we focus on variation control: what the contract actually allows the builder to charge for, and how to push back when claims arrive that don't fit the scope you agreed.
